The fine print, in plain English

  1. Who we are

RFTA Properties, LLC is a private real estate investment company. We buy houses for our own account, with our own money and our own team. We may assign a purchase contract to another investor, and if we do, we'll tell you in writing.

  2. "Take over payments" isn't a legal term

We use it to describe a purchase where we buy your house and keep making the payments on your existing mortgage. It is not a loan assumption or a refinance unless your lender approves one in writing.

  3. Your loan may stay in your name

In most of our purchases, the mortgage stays in your name until it's paid off or refinanced. Late payments would affect your credit.

  4. Due-on-sale

Your lender may have the right to call the loan due after a sale. Nobody can promise a lender won't. Your contract will say what we'll do if it happens.

  5. Credit

On-time payments continue to report on your credit. The loan may also count as your debt when you apply for new credit.

  6. Insurance and taxes

We place homeowner's insurance that lists the lender, and keep taxes and insurance paid. You can verify both.

  7. Florida homestead

After you sell, the property is no longer your homestead, and the exemption and Save Our Homes cap end for that property.

  8. No guarantees

We don't guarantee any price, timeline, or outcome. Every house and loan is different. Nothing is final until a written contract is signed and the sale closes.

  9. Not foreclosure rescue

We are not a foreclosure-rescue service. Filling out our form or talking to us does not stop or delay any foreclosure or court deadline. When we buy a home in foreclosure, we follow Fla. Stat. § 501.1377, including its required contract terms and cancellation rights.

  10. Not legal, tax, or financial advice

We are not a mortgage lender, loan servicer, real estate brokerage, law firm, or tax or financial advisor. Nothing on this site is legal, tax, or financial advice.

  11. Get your own attorney

We encourage you to have your own attorney review every document before you sign. Every purchase closes through a licensed Florida title company or real estate attorney.

  12. Complaints and questions

Contact us at our contact page. We'll respond as soon as we can.
